Frequently asked questions

Which neighbourhoods are most popular for buying a house in Búzios?

Ferradura, Geribá, João Fernandes, Manguinhos, Praia Rasa, Centro and Tucuns are among the most sought-after areas. Each has a different profile. Read each neighbourhood description on this site and talk to Rony to choose the one that fits your goals.

How much does a house in Búzios cost?

It depends a lot on the neighbourhood and the distance to the beach. In the current selection on this site, houses for sale range from about R$ 500 thousand to R$ 30 million, and half of them cost up to R$ 2.6 million. In Geribá and Manguinhos a typical house is around R$ 2.3 million; in Ferradura, around R$ 6 million. Beachfront houses rarely go for less than R$ 1 million. Use the price filter at the top of the page or tell Rony your budget and he will show you the options within it.

What costs are there on top of the property price?

When buying, you pay ITBI (the property transfer tax, paid to the Armação dos Búzios city hall), the deed at the notary office and the registration at the Property Registry. Together they usually add a few percentage points to the property price, depending on the deal value and payment method. After the purchase come the annual property tax (IPTU) and, in gated communities, the condominium fee. Before you make an offer, Rony gives you an estimate of these costs for the property you choose.

Is it worth buying a house in Búzios to rent out to holidaymakers?

Holiday rental demand in Búzios is strong during the summer holidays, New Year's Eve, Carnival and public holidays, and drops in the low season. Houses close to the beach, with a pool or in a gated community tend to be the most sought after. Before buying for income, check three things: occupancy outside the high season, whether the condominium allows short-term rentals, and who will look after the house (cleaning, guest check-in and maintenance). Rony also handles holiday rentals and can give you that perspective before you buy.

How do I schedule a visit?
